WHAT WE'RE BUILDING
A practice, not a production line.
Four parts of the job most shops compromise on. We've built around them on purpose — so the work gets done well, and so the loan officers we bring on stay on the part of the job they came here to do.
PROCESSING
Files move because someone is moving them.
We staff real processors, not order-takers — chasing documents, clearing conditions, riding lender follow-up, posting status. Origination time stays on origination: scenarios, calls, contracts, closings. Not file babysitting.
BROKERING
Brokering, the way it's supposed to look.
We shop lenders for every file — pricing, programs, overlays, turn times. The client gets the best terms across the market, not the bank's only product. Knowing which lender wins which deal is the whole craft, and we treat it that way.
PROGRAMS
Every shelf, every fit.
- Agency. FHA, VA, Conventional, Jumbo, DPA — every standard play, fully supported.
- Non-QM. DSCR, Bank Statement, ITIN, Asset Depletion — the deals most shops can't price.
- Edge cases. Construction-to-perm, foreign national, second-home cash-out — we've found lenders for files most shops turn away.
UNDERWRITING
We speak underwriter, deeply.
Underwriting expertise inside the team means scenarios get real answers same-day, conditions clear without ping-pong, and edge cases (DTI nuance, cash-out seasoning, ITIN docs, large-deposit sourcing) don't kill files. It's the difference between maybe and yes — and it's the difference our team feels every week.

Conversation
We book 30 minutes, both ways. You ask about the work, the team, the comp, the programs. We ask about your book, your style, and what's actually broken at your current shop.
License transfer
If we're a fit, we sponsor your NMLS transfer. Most transfers complete in 5–10 business days; we keep your pipeline alive throughout the move so nothing dies in transit.
First close together
Bring a live file. We pair you with a processor, walk through Arive, run the first scenario together. Day one, you're not figuring it out alone.

FAQ
Common questions.
- Why are you growing slowly?
- On purpose. The standard we want — every file underwritten well, every client brokered for, every transaction closed on time — is hard to keep when you're hiring fast. We add loan officers as the work and the team can absorb them, not before.
- Do I need to be Texas-licensed already?
- Helpful but not required. If you're licensed in another state and want to add Texas, we sponsor the TX MLO licensure as part of onboarding.
- Is this W-2 or 1099?
- 1099. You're a licensed loan originator under Closewiser's NMLS, with a competitive split paid per closed loan. We can walk through the specifics on the call.
- What systems do you use?
- Arive LOS as the system of record, Optimal Blue for pricing, and an integrated CRM. Tech is a real investment here, not an afterthought — we ship our own internal tools when something off-the-shelf doesn't fit.
- What kind of LO fits this team?
- Loan officers who care about the craft — knowing the programs, the lenders, and the underwriting; treating clients well; closing on time. Two or more years of origination experience is typical, but the conversation is the gate, not the resume. If you're early-career or transitioning in and the rest is a fit, we'll still talk.
- Will I be supported on non-QM and edge cases?
- Yes — and it's one of the most common reasons LOs come to us. The underwriting depth on the team covers DSCR, Bank Statement, ITIN, Asset Depletion, and construction-to-perm. If you've been losing deals because your current shop can't price the file, that stops here.
