Three steps from PDF to amendment.
- Drop the inspection PDF (TREC REI-7-6 or any standard format). Pages are rendered in your browser. Page images and extracted text are then sent through our servers to Anthropic for AI analysis.
- AI extracts findings and classifies severity. Our cost book supplies seller-credit negotiation references. Amounts without a cost-book match are flagged as unverified AI estimates.
- Review the findings against the report, choose repairs or credits, and copy your draft amendment or print an exhibit.
WHAT WE DON'T DO
Where this stops, you take over.
- Replace your professional judgment. Always read the source report.
- Provide binding cost quotes. Get bids from Houston contractors before negotiating.
- Keep an archive of your original PDFs. This browser saves up to 5 analysis sessions, including filenames, summaries, selections, and exhibit details, but not the original PDF or page images. Our server temporarily caches derived summaries with a 15-minute reuse period. Anthropic handles submitted content under its commercial retention policy, which includes exceptions. Repair categories, price adjustments, and coverage warnings are recorded to improve our cost references, without report text, names, or addresses. See our Privacy Policy.
