Who qualifies

An ITIN — Individual Taxpayer Identification Number — is issued by the IRS to people who file U.S. taxes but aren't eligible for a Social Security Number. If you've filed U.S. taxes for two or more years on an ITIN, you're a candidate. The standard profile:

  • 2+ years of U.S. tax filings on the ITIN
  • 2+ years of U.S. work history — W-2, 1099, or self-employed
  • 10–25% down payment (most programs require 15–20%; 20% gets significantly better terms)
  • A U.S. credit score of 660+, or alternative credit (rent and utility history) for thin files
  • 6+ months of reserves
  • Primary residence for most programs; some allow a second home

What it costs

ITIN rates run roughly 1–2% above Conventional. The premium reflects a smaller secondary market (most ITIN loans are portfolio-held rather than sold to Fannie or Freddie), extra underwriting effort, and risk pricing for non-traditional documentation — not a penalty.

If you're being quoted 11–12%, you're talking to a private or hard-money lender, not a wholesale ITIN lender. We quote against actual ITIN-active wholesale rate sheets.

Texas has the second-largest ITIN borrower population in the country, and ITIN-friendly wholesale lenders actively operate across Houston, Dallas, Austin, San Antonio, and the border markets.

One caveat we flag early: state-level Texas down payment assistance (TSAHC, TDHCA) generally does not pair with ITIN — those programs require SSN-eligible borrowers. Down payment funds usually come from savings, documented family gifts, or seller concessions, and we help structure all three.
