HOW IT WORKS

Three steps from PDF to amendment.

  1. Drop the inspection PDF (TREC REI-7-6 or any standard format). Pages are rendered locally in your browser, then sent to our parser as compressed images.
  2. Our parser extracts every “Deficient” item, classifies severity, and estimates Houston-area repair cost ranges.
  3. You get a ranked summary plus a copy-paste repair amendment paragraph for the TREC form.

WHAT WE DON'T DO

Where this stops, you take over.

  • Replace your professional judgment. Always read the source report.
  • Provide binding cost quotes. Get bids from Houston contractors before negotiating.
  • Store your reports. We don't keep your files — they're processed on demand, and our AI provider automatically deletes API inputs and outputs within 30 days under its retention policy. We do collect anonymous usage statistics (repair categories and price adjustments — never report contents, addresses, or names) to keep our cost estimates calibrated.
